Building Services Manager
Location: Ames, IA

Position Purpose: The Building Services Manager is responsible for leading the execution of HVAC-related projects, ensuring customer satisfaction, safety, and performance of service teams. This role combines project management expertise with leadership skills to drive sales, operations, profitability, and growth for the HVAC division. The manager will oversee project timelines, budgets, and teams while maintaining the highest standards of quality and safety. This individual will also play a key role in developing and mentoring staff and managing relationships with customers, subcontractors, and vendors. Experience with plumbing and mechanical knowledge, oversight, and estimating is required to effectively manage all aspects of the projects.

Key Responsibilities:

Business Development and Growth:
• Develop business objectives and set goals to meet customer needs and ensure the safety of service technician teams.
• Influence the selling strategy for current and future clients, ensuring that service offerings align with customer expectations.
• Review and assess the performance of the HVAC Projects Department and provide reports on progress and areas of improvement.
• Oversee billing, pricing, and margin requirements for HVAC products and services, ensuring that profit margins are met.
• Implement and maintain quality strategies and processes across HVAC projects, ensuring adherence to standards.
• Provide input for recruitment, retention, and development of team members to foster a high-performance environment.

Project Management:
• Lead the estimating process for assigned HVAC and plumbing/mechanical projects, ensuring accurate and timely bids.
• Coordinate with project engineers and assistants, providing project-specific direction.
• Enforce company safety policies across all assigned projects, ensuring compliance with OSHA regulations.
• Review and manage contracts, shop drawings, submittals, and other project documentation to ensure accuracy.
• Prepare and manage construction schedules, project values, and pay applications.
• Select subcontractors, issue subcontracts, and ensure the selection of high-quality vendors and partners.
• Coordinate with the Production Manager to ensure that labor needs align with project schedules.
• Oversee the review of all material and subcontract invoices, ensuring financial accountability.
• Prepare estimates for design-build and plan & specification projects, ensuring all costs are accurately accounted for, including plumbing and mechanical considerations.

Supervisory Responsibilities:
• Directly supervise project crews, service technicians, and support staff, ensuring they perform their duties in alignment with organizational goals.
• Conduct performance evaluations, recommend raises, and provide feedback for professional development.
• Interview, hire, train, coach, and mentor employees to develop a highly skilled and motivated team.
• Lead the development and implementation of safety, quality, and efficiency initiatives across all assigned projects.

Work Environment:
• This position will be based in Ames, IA, with occasional travel to job sites as required. The HVAC Projects Manager will work in both office and field environments, ensuring close coordination with project teams and stakeholders.

Qualifications:

Education and Experience:
• A Bachelor of Science Degree in Construction Management or a related field is preferred. Equivalent years of experience in a related role may be considered in lieu of a degree.
• A minimum of 5-10 years of experience in a leadership role within the HVAC, plumbing, or construction industry, with a strong focus on project management.
• OSHA 10 certification is preferred.
• Experience in commercial and industrial HVAC construction, plumbing, and mechanical systems, particularly with design-build projects, is highly desirable.
• Proven track record in project estimation, scheduling, budgeting, and subcontractor management.
• Ability to pass a full background check, MVR check, and drug screening.

Skills and Abilities:
• Strong understanding of HVAC systems, plumbing, and mechanical construction practices, with the ability to manage all aspects of HVAC and mechanical project life cycles.
• Exceptional leadership, team-building, and communication skills to effectively lead cross-functional teams.
• Proficiency in project management software, scheduling tools, and budget management.
• Ability to anticipate project needs, identify potential risks, and proactively address challenges to ensure project success.
• Strong analytical and problem-solving abilities, with the capacity to make critical decisions in a timely manner.

Compensation and Benefits:

• Salary Range: $100,000 – $130,000 (DOE)
